The Janus Property Company Announces New Director of Commercial Leasing, Life Sciences and Retail

William Etheridge

The Janus Property Company is pleased to announce that William Etheridge has joined the company as Director of Commercial Leasing, Life Sciences and Retail. In this role, he will oversee all such marketing and leasing activities across Janus’ portfolio, including its renowned 1.1 million square foot Manhattanville Factory District in West Harlem, New York. The Factory District has become the main commercial district north of Midtown-Manhattan, as well as the main life sciences district in New York City. The district was recently featured in Architectural Digest for its creative and expansive campus and landscape design. Buildings completed already include the 150,000 rsf Mink Building, the 205,000 rsf Malt House, the 65,000 rsf Sweets Building and the 350,000 rsf Taystee Lab Building. Governor Kathy Hochul celebrated the opening of the Taystee Lab building with a festive ribbon cutting earlier this month. Janus’ portfolio also includes several additional development sites in the district.

Mr Etheridge’s role is a new position, based on the growing rental momentum Janus is experiencing as the two-year impact of Covid fades. His extensive transactional experience and track record of community involvement and partnership throughout his professional career were instrumental in his selection to lead the continued growth and expansion of Janus’ business. His professional background has allowed him to establish remarkable relationships in the commercial, hospitality and luxury retail sectors. He most recently worked as a commercial leasing broker at Douglas Elliman Commercial, where he focused on office and retail leasing on behalf of landlords and tenants. Mr. Etheridge previously held positions at Saks Fifth Avenue, the Upper Manhattan Empowerment Zone (UMEZ) and Chase Bank.

“I couldn’t be more excited about the tremendous opportunity I’ve been given to join Team Janus and lead this effort at this time,” Etheridge said. “Janus sowed the seeds for a transforming neighborhood within and as part of the historic fabric of West Harlem. Although Covid closed many of the city’s leases, Janus was able to complete 600,000 square feet in three very different buildings on campus, while proving his investment and commitment to the life sciences industry. I love being back in Harlem doing such meaningful work and was impressed with the activity I already see in the district.

Etheridge’s most recent notable transaction was the sale of a mixed-use property along Billionaire’s Row at 117 W 57th Street. Additionally, he recently represented rental property at 397 Bleecker Street in historic Greenwich Village. Mr. Etheridge has represented L&M Development, Comunilife, Gilbane and Company and HAP Investments, in addition to a range of other private owners and not-for-profit organizations during his tenure in the commercial brokerage space. His work in the community also includes partnerships and collaborations with the Harlem Business Alliance, Harlem Community Development Corporation, and Columbia University through its CU Grow program.

“William Etheridge is a great addition to the Janus team,” said Scott Metzner, Founder and Director of Janus. “His enthusiasm for New York, and Harlem in particular, and his experience across all types of assets will help us deliver on our vision. He has an excellent reputation for total integrity and we are delighted to have him on board.

Etheridge holds a BS in Business Administration from Georgetown University’s McDonough School of Business and completed post-graduate studies in Columbia University’s Real Estate Development Program. He is a proud alumnus of the “Project REAP” Real Estate Associates Program, an industry-supported program to advance diversity, equity and inclusion in the CRE industry through education, mentorship and the partnership.
